Meredith Conseil  was created to supply real estate services and good French and Monaco investment opportunities essentially to an Anglo Saxon clientèle, that require a high level of service and competence.

Background

I have worked in the south of France for over thirty years and have held the French Realtor's license for 15 years.
I set up Meredith Conseil after having sold my previous business "Coast and Country" a chain of traditional Estate Agencies that I had founded in 1989.
During my many years of experience in the French and Monaco real estate markets I was often called upon to give opinions and interviews  to the press, radio and television, advising English buyers looking to acquire property in France or Monaco.
When setting up Meredith Conseil, I decided an important aspect of the business would be to concentrate on a more consultative approach to real estate, reaching far beyond the “simple” task of finding property, but equally advising on all aspects concerning a purchase in a foreign country.
I now offer a prestige property search service where I negotiate traditional as well as investment property acquisitions for hand picked clients requiring a high level of service and integrity.

Buying a Property in France or Monaco

Much as The south of France is a delightful place to live, finding a good property can be difficult and time consuming. It is not always easy to find a property that is:
a) Correctly priced              b) Properly built               and              c) In a good position.
Compounding the problem is the heaviness of the French and Monagasque administrations and often the mis-comprehension between the foreign buyer and the local real estate agencies.
Frequently the client is given little or inexact details of properties not only leading to frustration but causing expensive and time consuming trips as often the client gets rushed down to see a “wonderful property”, only to be disappointed.

The Service

How does it work? The client appoints me as his advisor and mandates me to search for properties that suit his needs and desires. I contact the best local agents and make a short list of properties and send him details.
I then visit those that he is particularly interested in, taking additional photos and giving my honest opinion of the property – bad as well as good, looking out for possible trouble points as well as the evident advantages.
I send the client my report and he decides what he wants to visit. I meet him at the airport and accompany him to visit the properties. If nothing is interesting enough for the client to make an offer on, it's back to the drawing board and the process is repeated until something suitable is found.
I then help to make the offer, advise on the choice of Notary, financial institution, and the structuring of the deal in order to avoid wealth tax and inheritance problems.
I liaise with the notary, seller, local agent, bank, surveyor etc, to ensure everything goes smoothly and assist the client at the signature of the title deed, and with the settling in process.
Property management and project management of refurbishing are further areas that I can assist after the sale has been completed.
